Rosier Owner Corporation Management provides a very comprehensive management service to assist with the administration of the common property of your Owners Corporation (formerly Body Corporate).
The following is a list of our functions and duties:

Secretarial
Maintaining all the records of the Owners Corporation Register, including Minutes of meetings, all correspondence, files and notices. Maintain an Owners Corporation Seal.
Attend to correspondence and enquiries from solicitors and conveyancers, prospective purchasers, mortgagees, real estate agents and existing owner’s corporation members.
Lodgement of documents as required by the Registrar of Titles and the Australian Tax Office.
Prepare all documents as required under the Act including Owners Corporation Certificates.
Process any dispute matters that fall within the Owners Corporation Dispute Resolution Process.
Accounting
Maintaining Owners Corporation Bank Accounts as required by legislation.
Pay invoices and insurance premiums on behalf of the Owners Corporation
Prepare all creditors accounts for payment
Prepare annual financial statements of Income and Expenditure to include a yearly budget of forecasted expenditure.
Meetings
Convene and attend the Annual General Meetings and Extraordinary General Meetings as required through the year including the preparation and circulation of documents to members and preparation of Agenda. Chair the meetings as required, take and distribute minutes and act upon and follow up on resolutions passed as a result of the meetings.
Insurance
Maintain current insurance policies as determined by the members in accordance with the Financial Services Reform Act.
Arrange insurance on behalf of the Owners Corporation as required under statute and as instructed by the members.
Assist with the process of insurance claims.
Maintenance
Assist in maintaining the property by arranging repairs and maintenance, cleaning and gardening as requested by the Owners Corporation (under $1000) and any emergency maintained as required.
Validate invoices and pay contractors and tradespeople.
Make available a 24 hour 7day per week emergency maintenance service.
Refer major works to outside contractors.
Occupational Health and safety
Assist the Owners Corporation with advice and current legislation in relation to Occupational Health and Safety obligations with respect to common property including the contractors who might perform work for the Owners Corporation from time to time.
Legal requirements
As of January 1st 2008 new legislation came into effect being the Owners Corporation Act 2006 and the Owners Corporation Regulations 2007. Rosier Real Estate is registered with the Business Licensing Authority as required under the new legislation.
Also under the Financial Services Reform Act Rosier Real Estate are authorized with the Australian Securities and Investment Commission to handle insurance renewals on behalf of the Owners Corporation.
