Rent Guarantee
For an annual fee of 1 weeks rent plus GST, Rosier Real Estate guarantees that if your tenant does not pay the rent in 7 days of becoming due, then Rosier Real Estate WILL pay the rent into your account. The following conditions apply:
1. This guarantee will not apply to properties where:
(a) the tenants are not selected and approved by Rosier Real Estate, unless Rosier Real Estate is satisfied as to a satisfactory rent payment history...and
(b) after an inspection of the property Rosier Real Estate in its sole discretion is of the opinion that the property is being maintained to an acceptable condition and standard.
2. Rosier Real Esate will deposit any unpaid rent into your account on the next business day after the 7th day after the rent is due. Note that if the tenant part pays any rent this amount will affect the actual ’effective paid to date’of the tenant and the 7 days will commence from that date. The amount Rosier Real Estate will pay you will also be reduced by the amount that the tenant has part paid.
3. This guarantee will not apply where a landlord has given consent to the tenant to pay their rent later than the due date.
4. This guarantee will not apply where a Victorian Civil and Administrative Tribunal Order or other Court Order or legal direction has been made that alters the rental amount and/or due date or to whom or where the rent is to be paid.
5. The landlord authorises the Agent to take all action necessary to ensure that rent payments are made by the due date and to take action to terminate the tenancy for non payment of rent as permitted under the Residential Tenancies Act.
Monthly Management Fee
1. These conditions and guarantees only apply whilst management is with Rosier Real Estate.
2. The agent will let, market/advertise and manage the property for a single monthly management fee, no other charge or fee will be made except in accordance with the Rent Guarantee above and any special items listed on the Authority.
3. Rosier Real Estate will pay the premium for an EBM Rent Cover Ultra Insurance policy for the property. The policy will be in the name of the landlord who consents to Rosier Real Estate processing any claims and that any payments by the Insurer is to be made payable to Rosier Real Estate for allocation to the amounts owing. If for any reason the policy is cancelled, Rosier Real Estate and not the landlord is entitled to any pro-rate refund of premium.
4. An early termination fee applies where management is not maintained with Rosier Real Estate for a period of 24 months; the fee is 2.75% of the rent due from the date Rosier Real Estate’s management ceases and the date 24 months after the date of signing an Authority with Rosier Real Estate.
5. Item 5 of the Rent Guarantee will also apply

- Full 7 day per week service. A minimum of 3 Property Managers are on duty each weekend, no part time staff.

- We don’t delay your rent, we pay our landlords 3 times a week ie Mondays,Wednesdays and Fridays eg if your tenant pays rent on a weekend, it goes into your bank on Monday.
- Annual rent reviews, we conduct a thorough review of the rent for each property every year.
- Routine Inspections are made every 6 months and a report forwarded to the owner.
- We are members of the Real Estate Institute of Victoria; all of our staff are individual members or licensed members which requires them to undertake Compulsory Professional Development training each year to maintain their qualifications.
